How the estimate is worked out

Area multiplied by a published rate, then added up. Nothing else. The rates come from named industry guides, because no Australian government body publishes roof prices.

  • New roof. Roofing Calculator HQ's April 2026 Australian figures: Colorbond $120 to $170 per m², Colorbond Ultra for coastal sites $140 to $200 per m², concrete tile $70 to $120 per m² and terracotta $110 to $180 per m².
  • Restoration. Singh Roofing's Melbourne figures: $45 to $70 per m² for a tile roof and $40 to $60 per m² for metal. Terracotta and concrete both use the tile rate, which is how the source publishes it.
  • Removal. Yellow Pages puts removal and disposal of the old roof at $20 to $50 per m². Roofing Calculator HQ's strip-off rate is lower, at $8 to $14 per m², so the calculator uses the higher of the two and you should ask your roofer which one their price reflects.

What the estimate leaves out

Gutters, scaffolding and access, flashings, insulation, structural repairs found once the old roof is off, and any asbestos work. Yellow Pages puts the market average for a replacement at $80 to $230 per m² and a whole Sydney job at $20,000 to $30,000, which is a useful check on whatever number you get here.

Measuring the roof

Roof area is larger than floor area because of the pitch, so a plan footprint will understate the job. Use the roof area from your plans, or ask the roofer for the measured area and use that. If two quotes disagree on area, that difference alone can explain thousands of dollars.
